With interest rates continuing to be very low, where can you invest? Try owning a beautiful home in italy with gross rental returns over 5%, with the possibility of local financing in euros.

Two or three years ago it was reasonably easy to invest. Interest rates in the UK were good and conservative investors knew that they could place their money safely in building societies and banks and get a reasonable return.

They could also speculate by moving into Stocks and Shares and in general these too brought in steady returns. On top of which, property was seen as a perfect investment because there was rental return, capital appreciation and the benefit of seeing and enjoying the property. It was tangible!

How times have changed. Since the end of 2008 and the beginning of 2009, everyone is aware of the fall in all areas of savings, rendering those seeking financial security or a pension for the future, somewhat at a loss.

However, there are investment opportunities for those willing to take time out to explore.

Italy is a country where the Banks did not succumb to gross profits at the risk of their company and their share holders. They were not too greedy as to not see that for every up side, there is a down side. The property market is domestic and very much less leveraged than other second homes destinations.

As a result, Italy has faired far less badly than many other countries and despite a slowing down of sales at the beginning of 2009, the repercussions were not so heavily felt and now the market is settling down exceedingly well. In all fairness; Italy is unique.

This alone helps it hold its property values which is where you can invest now with 5% and over, gross rental returns.

It is a matter of choosing a quality property, in the right location backed up by a pro-active and professionally organized Management and Letting Service, to secure also good capital appreciation potential in a healthy market.

Luca Catalano of award winning Realitalia, says,”With our properties, which comprise brand new build and beautiful renovations, buyers can expect to be able to obtain gross rental returns above 5% and for those who want to know definitely how much they can rely on, we can offer a rental guarantee of 4% for two years after purchase, which on certain projects (and certain homes) can go up at as much as 5%.

For those who are concerned about the value of the pound against the Euro, local financing can be available, subject to bank approval. In that event also the exchange rate problem is greatly reduced, basically you get only the advantages since also financing is really convenient since interest rates are so low!"

This can be secured at the magnificent, Ville degli Olivi in Tuscany where eight, one, two and three bedroom apartments (and three bedrooms houses) are being created from a handsome, 18th century stone house which overlooks the surrounding, stunning countryside. Located in the heart of the village and perched on a cliff the homes benefit from the beautiful olive tree garden and heated swimming pool. This is a relaxed and tranquil place in which to own a home.

One bedroom apartments are from circa £200,000, two bedrooms from circa £250,000 and three bedrooms from circa £420,000. Three bedroom houses from circa £520,000 (plus transaction costs and tax).

Similar rental returns can be expected at Dominio San Sebastiano in Liguria and Borgo in Chianni, a further two sites with excellent on-site management and extraordinary locations offering superb value for money.

“It really is a win-win situation”, adds Luca, “We naturally expect these exceptional properties, due to their qualities and the market trend, to offer owners capital appreciation in the medium term which also adds to the rental return. Plus of course, investors gain the pleasure of enjoying their own Italian retreat”.

With Italian Government bonds offering close to 0% and the Bank of England base rate static at 0.5%, looking around for solid investments can be difficult but not impossible. Bricks and mortar are rising to the top of the list of safe investment yet again. 2010 seems to be heralding in a “back to basics” approach that many thousands of people have always appreciated as being a very safe place in which to invest - property.
